I want to pat our John Kirk with Watson Mortgage in our office on the back. He has just pulled another "rabbit out of the hat" for me and went to extraordinary lengths to help me to get a young family into their first home. When Pam and Ed first came to me, they were fearful that having their own home might not be possible. They were just coming out of bankruptcy, were on second marriages and had collections on their credit record. I got them with John and, after a through evaluation of their status, he recommended a plan for success. Working together, we (buyers, John and I) executed the plan and began searching for homes when we knew what they truly could qualify for. When we found a home that they and their children loved, we were able to pounce. Using FHA, for which John had them completely pre-qualified, they got a 6% fixed rate 30 year mortgage with only 3% down payment and no prepayment penalty. The sellers paid most of their closing cost. Their REALLY NOT PRIME BORROWER status would have required them to borrow at 9.5% or higher on a first mortgage. That rate combined with their cash position and credit problems would have kept them from buying any home they could stand to love in. John even got us closed in 2 weeks and 2 days from the effective date of the contract. He went many extra miles to bring this deal to fruition, and as an agent, I feel so fortunate to have a resource like that available. Needless to say, the buyers think Watson Realty and Mortgage "hung the moon."

Dexter CoppJohn has jumped into deals that have hit some road-blocks and saved them for me, found desirable newer financing such as the USDA Loan Program for my buyers, and advised buyers that maybe they should lower their mortgage to suit their income levels. John helps make Watson Realty Corp. a better place to work both for the agent and the buyer.
Fred Fair On another transaction, John jumped in to a deal where I had the sellers. The buyers were in a program that the sellers had agreed to pay part off the buyers closing costs. They had found their lender online. A week before closing, the buyer was informed they would have to come up with more money to close or the seller would have to reduce the price. Most of the shortage came from not disclosed mortgage fees to the buyer. John jumped in, using the already agreed upon seller paid funds, was able to get the buyer their mortgage and close on the property.
